At Chesmar Homes, one of their specialties is spending extra time with first-time homebuyers, educating them on the benefits of buying a new home. “We want to make sure they have all the information necessary in order to make an informed decision,” said Heather Conley, New Home Consultant, Chesmar Homes. One of the benefits of purchasing a new home includes knowing that no repairs will be needed. “Existing homes may require a new roof or updates to the HVAC system or have hidden problems that need to be resolved, and these items can be costly to replace,” said Conley. New homes come with a 1-2-10 warranty. The home is warranted for one year for total workmanship, two years for plumbing and electrical and sometimes appliances, and ten years on anything structural.
Financial benefits of purchasing a new home exist, too. Many builders offer monetary incentives that can make buying a new home more attractive to homebuyers. These funds, sometimes as much as $10,000 or $20,000, can be used to contribute to buyers closing costs, to lower the price of a home or to use toward upgrades. Builders can also offer special rates or preferred financing and even buydown rates, bringing the new home purchase well within reach. “These incentives are good for first-time buyers, those who are hesitant to build new, retirees, or anyone not wanting have the worry of paying for costly repairs that can come with an existing home,” said Conley. For those who may have timing issues and are unable to build from the ground up but still want a beautiful new home, an inventory home or spec home is a good option. Builders incentives are also available for these homes. Additional incentives exist for military and those in service industries such as military, law enforcement, teachers, EMTs, etc.
IT’S THE DESIGN
After you’ve chosen your lot and your home style, it’s time to design the interior. When purchasing a new home, buyers can make selections on interior features, so their home reflects their individual style. Choosing the latest in design for features like flooring, tile, backsplash and even paint colors ensures your new home is trending with current styles. An older home may require updating, adding additional costs to the purchase price.
